I have added pictures of where the roof leaks and where the water ends up in the house. Check out the photo gallery to see this hurdle we need to overcome.

We only found one place that the roof leaks. it is where two roofs come together and so it should be easy to fix. We do need to replace the breaker panel and a lot of the electrical as it is old style wiring and needs to be updated to the new style wiring. There is no plumbing in the house so we need to run all the water pipes and drains. There is nothing but floors and walls so we really can just build it the way we want it to be.

It is now 100% ours!!

We now own the house. No mortgage. We own it 100% from today on. It took 12 minutes to do the paperwork and now we are home owners. we started about 1:30pmET and was done at 1:42pmET. It feels really great to own our own home.

We meet today at 1pmET to sign the paperwork to make the home ours. The wire transfer went through and all that is left is to sign the papers and the home will be ours. Everyone here is very excited to have it finalized. The kids have not been inside yet and so they are very excited to have a look around. Kellie and I are ready to start remodeling the place to make it truly ours. The waiting is the hardest part.

Update: The closer is running late due to traffic so we close at 1:15pmET.

OK. The money did finally get here. Now all we need to do is to get it into a form that the seller will accept and the house will finally be ours. We are very anxious to get into our house. The kids have not been inside it yet and they keep asking if we can go and look inside again and take them with us. We just tell them to wait a few more days and we will be able to go over anytime we want.

As of last night it is official. Fannie Mae has accepted the offer. we are officially in contract.

Current status

Our realtor has marked the house as 'Under Contract'. We are still waiting on the seller to hit the accept button on their end to finalize the contract price. This is as of 1:30 pm today [Saturday, 11-23-2013] So, basically it is done deal. We have a home. We are just waiting on the money to arrive and then we can close and get the keys to our new house.

We have reached an agreement on a price with the seller. The acceptance will be filed tomorrow (Friday) and we then wait for the seller to approve the offer. At that point, the house will be "under contract". That is, we will be in a contract to buy the house (finally!). After that, as soon as we get them the money, the house will be our home.

Our first offer was rejected. We have made a second offer of 90% of the asking price. We are hoping to hear back from them yet today.

Last night at 7pmET we met with our realtor and signed the paperwork to make our opening offer on our new home. Now we wait for a couple of days to see if the offer is accepted or if they come back with a counter offer.
